How does purchasing a property from your site work?

On cash purchases of properties which are purchased through our website, tell us how you want the deed titled, and the mailing address you will want for the deed and taxes. Once the property is paid in full, Kramer Properties will prepare, sign, and notarize the Deed to transfer ownership to you. We will then have it notarized and sent via certified mail to the county to be recorded. Once the county has recorded the deed a recorded copy will be sent to you. Certain states require an attorney or title company to close a real estate transaction. On property purchases which are being funded and closed on through title/escrow – we ask for Non-Refundable Earnest Money Deposit to stop listing the property, draft a Sale And Purchase Agreement, and initiate escrow. This process will take a little longer but will allow the buyer to safely escrow their funds while the title company or real estate attorney researches the property to make sure that we can, in fact, convey clear title and sell the property to you absent any liens or encumbrances. Similarly, the title company or real estate attorney will also be responsible for drafting the new deed and facilitating the transaction. Buyer will be responsible for the closing costs when a real estate attorney or title company is needed.

Are you a real estate agent?

No, we are not real estate agents. Real estate agent’s fees can range from 2% to 10% of the purchase price. We prefer to eliminate the middleman. We market land for a quick sale excluding their fees to get the end user the best price.

Can you meet me at the property to "show" it to me?

We are located in Charleston, South Carolina  and buy and sell land all over the United States. Unfortunately, I cannot “show” property.  You are welcome to visit any of my properties at any time. All of my listings have Parcel Maps and Google Maps. If you think you may need assistance in locating a property, please contact me and I will help and make sure you are able to find it via free phone apps and more. 

Can I visit the property before I buy it?

Yes, in fact we encourage all prospective buyers to visit the property they’re interested in prior to purchase. We provide GPS Coordinates, free phone apps, and links to Google Maps for each property. Please contact us if you need any assistance with maps, coordinates, etc. You don’t need to ask me, just go.

Why are your properties so cheap?

We purchase properties at very large volume at discounted rates so we can sell to you at wholesale prices.

How much are property taxes?

The property tax amount will be on the tax information section in each property listing. Your welcome to call the county to also check on the property tax amount. Are there back taxes or liens associated with the property? Unless otherwise stated, Our properties are free, clear and current at the time of conveyance.

Do you offer Financing?

Certain properties will be sold for cash and others may have financing available. Please refer to the property page description to see whether it is a cash sale or if financing is available.

I want to purchase a property but I don’t want to use my credit card. What should I do?

We do not accept credit card payments. While a cashier’s check or money order is the easiest for us, in certain instances a wire transfer can be accepted.

If I am not a United States Citizen may I still buy land from you?

Yes, land in the United States of America can be bought by anyone who is not subject to American trade restrictions like citizens of North Korea, Myanmar, and a few other countries.
