FUNDING PROCESS AND CRITERIA
SUBMIT YOUR DEAL
We’re looking to fund properties that are a minimum of 2 acres. Smaller acreage may be considered on a case-by-case basis. Larger acreage and prices will be entertained based on working capital. All properties must have direct road access or an easement. Once your deal is submitted, we'll underwrite it to make sure the numbers on it work. We'll research the market, county, sales prices, trends, topography, and provide you a price range we think is fair. We look to fund deals that have a 2-3x ROI. While this sounds high, it is quite common in land investing. Properties need to have a full market value of at least $12,000.00.
ESCROW & TITLE
All properties will be placed under our LLC to minimize your risk. We give all of our partners a signed partnership and marketing agreement to make sure they get paid from escrow, this also helps protect our partners from liability. All properties must go through an escrow agent or title company.
MARKETING
Once the property has been acquired, We'll actively help market the property across all of our marketing channels including our paid channels like Lands Of America, Land Watch, Land & Farm, Land Flip and more. We'll even put it on our website, and send it out to our buyers list of 1,500+ and growing. We'll contact any leads we generate to help close the deal.
SOLD! CLOSING TIME
We offer a generous split with our partners, once a deal is closed we recover our initial investment and any closing costs and the agreed upon percentage of profit is split.
